Hot Water Tank Troubleshooting


Well, one can have different troubles as far as a hot water tank is concerned. In the article, the general problems which one can face with a hot water tank are discussed and the apt solutions are given.

Some Problems and Solutions -

When the Water Is Not Hot -

When dealing with this problem, one should first remove the upper thermostat cover plate and check the high-limit switch button. In case it has tripped, reset it. Also check for power at the input terminals of upper thermostat (mostly marked as L2 and L2). If there is no power then check your circuit breakers or the wiring to the water tank heater. In case of no hot water then the upper thermostat should be applying power to the upper (heating) element and check the voltage at the upper heating element. If there is power at the heating element and even then the element is not getting hot, it needs to be replaced. Also in case of no power at the upper heating element, the upper thermostat needs replacement.

Not enough hot water or low temperature of water -

When the top of the tank is hot, the upper thermostat takes power from the upper heating element and transfers the power to the lower thermostat and lower heating element. If there is a defect in the lower thermostat, then the lower portion of the tank will not be heated. Also the supply will be reduced. One needs to check for power at the upper thermostat terminals, where the power is sent to lower thermostat and heating element. In case of no power then the upper thermostat needs to be replaced and if there is power, then check at the lower heating element for power. If there is no power at the lower heating element then you need to replace the lower thermostat. If there is power to the lower heating element, it should be getting hot. If it is not getting hot, replace it. Another possibility is of a broken dip tube. Check for a broken dip tube and replace it, if necessary.

Stinky Water Coming From the Hot Water Tank -

Some types of bacteria can react with magnesium anode rod of the hot water tank heater resulting in a rotten egg odor. The solution is to clean the tank using chlorine bleach or even changing the anode rod to aluminum which will solve the problem permanently.

Leaking from the tank -

You can do nothing but replace the tank.
